Unless you’re totally new to internet marketing or you’ve been living under a rock for the last few years you will no doubt understand the profit potential of buying and selling websites.

Infact, the process has gained so much momentum after so many people have made so much money with it that even the high quality newspapers are publishing information on the subject. For example Steve examines exactly what types of sites are selling well to start you off on the right foot. He shows you not just how to sell a website but also how to *buy* websites. It is often possible to buy a “fixer upper” for next to nothing off someone who doesn’t know what they are doing, and then use the information in this course to improve the site, increase the revenues and then sell it on at a considerable profit.

There are two ways to make money from flipping websites as Project Site Flip 2.0 teaches. The first of these is to buy up existing websites, improve them and then sell them on again for a greater sum. The other is to build a website from scratch to sell.

The site owner simply needs to decide which sites to accept, and which to decline. Certainly this is more work than an affiliate or Adsense site but once again the work is easy and there shouldn’t be too much of it.

How To Flip Websites

The basic concept of flipping websites is a simple one. You have a website to sell. You then list it for sale in one of the many places to sell a website. When you receive an offer for that site that meets with your approval you complete the transaction by transferring ownership of your website to the buyer while they send you the funds.

Of course, this is a highly simplistic view and there are a huge number of details which can trip you up so lets take a little while to example the process of how to flip websites in a little more detail.

Preparing For The Sale

Before you decide to list a website of yours for sale it pays to do some initial preparation. For example, take the time to see what other site flippers are doing when selling sites so that you can get a reasonable idea of:

a) How much your site is really worth
b) How to list it for best results

The value of a site is quite a fluid, flexible thing which can vary significantly though the single most important aspect is quite simply how much money a website is making (profit) on a monthly basis.

Typically a site with reliable, predictable income will sell for 5-7 times it’s monthly income though other factors which may affect this figure include:

a) Where you get your traffic from
b) How predictable your sales are each month
c) How predictable your traffic is each month
d) The size of your mailing list (if any)
e) The links pointing to your site
f) The age of the site
g) The PageRank of the site

The perfect site to sell in order to get top dollar earns a decent profit each and every month. It has done so for 12+ months in a row with predictable sales and traffic coming from reliable sources such as SEO and affiliates rather than paid traffic or short-term social media marketing. The site ideally has it’s own mailing list, is several years old, has a number of authoratative links pointing to it (Yahoo and DMOZ links are always good) and has a decent PageRank of 4 or more.

Obviously this is the perfect site and your site will likely only have a few of these but this goes to give you an idea of what you should be aiming for when grooming a site to flip.

In order to list your site and get the most money possible from your site you need to be able to illustrate it’s valye based on the above factors – and ideally using proof. Don’t just *claim* your website earns $5,000 a month but take screenshots of your merchant account to prove it. Don’t just *claim* your website gets 50,000 visitors a month – prove it with a screenshot from your analytics package and so on.

So decide on a reasonable price and then gather as much evidence as you can to support your valuation. Once you have done this you’re ready to move onto the next step.

Listing Your Site For Sale

Now you know what buyers are looking for (remember – they buy on provable results, not “potential”) and you have evidence to back up your valuation it is time to actually list your website for sale.

The basic process here is to give as much information and proof as possible to let buyers make an intelligent, informed decision about whether they want to buy your site, and if so how much they think it is worth.

You will greatly increase the response you get if all the information is available then and there. The websites which don’t sell or only sell for a pittance are the ones which simply don’t really have anything of value to offer potential buyers or don’t put across a strong enough case (lack of evidence) to convince buyers that this is a safe investment.

Managing The Sale Process

Once your website is up and for sale the next part of the process is to actually manage the sale. Often a website will be listed for some period of time such as days or even weeks and during this time you need to focus on the sale. You need to be able to respond rapidly to questions, provide further evidence if required and more.

Don’t just think this is like an Ebay auction where you can sit back and simply wait to get paid. The auction is an active process which you need to be involved with daily so ensure you check in regularly and show potential buyers how quickly you respond to questions.

Completing The Sale

So the site finally sold? Fantastic. However it’s not all over yet. You now need to transfer over the website to the new owner and receive payment yourself.

For low-value transactions using Paypal is normally safe in my experience. The buyer can simply transfer the money into your Paypal account and then you can transfer the website

For higher value transactions I recommend the use of an escrow service to protect you both.

Transferring the site should be easy if you are prepared in advance. Personally I use GoDaddy for domains I am going to sell so these can be quickly and easily transferred over to someone else’s account. As for the files which actually make up the website you can either zip them up and email them across to the new buyer, or simply let them take over your hosting account.

A final check with the buyer to make sure they’re happy and you’re all done. Nice work!

When it comes to website flipping secrets there are really only two main keys for success. The first key to success with site flipping is to understand the value of websites. Put another way, you need to know what investors are looking for, and what that may be worth to them.

The second website flipping secret to success is that once you know what you’re going to sell you then need to know how to sell it. There are a lot of common mistakes that most site flippers make which significantly reduce the amount of money they can actually get for their sites and if only they understood these they could earn much more money from the same amount of work.

The fact is, as I say, not only do these sites offer little or no value to a buyer, but they’re also the type of site that everyone else is trying to sell so there is a lot of competition.

To get the most money possible for your site you want lower competition, and a site that offers value. What is value? A subscriber list. Organic traffic. Existing sales. Affiliates. Search engine rankings. Real, tangible assets which either do, or can, create income for the site owner.

The higher the value you offer, the more you can ask for your site. And because so few people actually do this, you have far less competition and so you you can ask a premium for your sites.

There are thousands of ways to make money on the internet. Some may only make you a small amount of money while others can enable you to retire after just a few years.

Equally, ask anyone who has made significant sums of money on the internet just what their secret is and they’ll tell you that their greatest breakthrough was when they actually decided to focus on just one business model.

Because most people who are involved with site flipping float around the bottom of the pond working their socks off for very little return, there are actually very few real “pros” who are operating at the top of the tree.

These are the people who can turn thousands of dollars around each month at will because they know what they are doing. But there are so few people of this calibre that there is lots of opportunity at the top and also very little competition.

Repeat Business

If you’re selling good quality sites, you better believe that the people who are shelling out significant sums of money are professionals themselves. They make a business out of buying expensive websites off people like you and me so they know what they are doing.

Not only does this mean they are a pleasure to deal with (you’re not dealing with some amateurs who are going to rip you off, for example) but you will often get repeat business from them.

If you have created and sold them a website which they are pleased with, these investors are normally open to doing business with you again in the futureq and so you build up your own list of contacts.

You create a site specially for flipping, contact your private list, and often sell it within hours. You pocket a 4 or 5 figure sum of money and move onto the next project. I told you this was easy when you know how!

Work At Your Own Pace

Lastly you can create as many or as few of these sites as you like. You have no boss looking over your shoulder. Nobody telling you when you should be working, and what you should be working on. This is therefore a business that virtually anyone can run, irrespective of how much time you may or may not have to spare. Whether you can manage a few hours on a weekend or 8 hours a day, you can make money flipping websites with the right information.
